Project Overview

Works to be undertaken: Soft Strip, Asbestos Removal, Demolition, Bulk Excavation and Muck Away and Land Remediation

 

Matthews (Sussex) Limited were contracted by Bellway Homes to to undertake the pre-demolition soft strip, asbestos removal, complete mechanical demolition, bulk excavation and muck away as well as the remediation of the whole site.

 

Lombard House is a landmark building in Croydon, which previously provided high spec serviced office space. The building to be demolished was a 3 storey office complex accompanied by 5 workshop buildings to the rear which is located in a prominent position at Lombard roundabout on Purley Way, Croydon.

Scope of Works

  • Assume the role of Principle Contractor
  • Establish adequate site welfare facilities
  • Carry out pre-condition survey
  • Internal Soft Strip
  • Asbestos Removal
  • Air quality monitoring
  • Hazardous waste removal
  • Demolish superstructure
  • Demolish and remove substructure
  • Bulk excavation and muck away of surplus materials
  • Construction of piling mats
  • Remediate and remove soils contaminated with asbestos / hydro carbons and heavy metals
  • Leave site in a clean, tidy and safe condition on completion

Project Considerations

The location of the building, with a large number of residential properties as well as a very busy footpath required the full encapsulation of the structure in scaffolding and monarflex to mitigate the migration of dust or debris into public areas. The north/east corner overhangs the public footpath immediately adjacent to the busy Lombard roundabout; in particular, the safe and controlled deconstruction of this area was critical to ensure no disruption to traffic or public.
